About The Company

Who is Vacation in Tulum?+
Vacation in Tulum is a luxury rentals platform based in Tulum, Quintana Roo that offers a range of high-end accommodations.
When is the full payment due?+
You will be prompted to pay your pending amount (50% of the total) + refundable deposit 15 days prior to arrival. This deposit is fully refunded 10 days after check-out and subject to a damage inspection of the accommodation.
What do I have to do for Booking?+
You will be asked to pay 50% of the total amount in order to confirm your reservation.
What is the cancellation policy?+
There are no cancellation charges as long as you notify the cancellation 7 days prior to your intended arrival day. Please make sure to cancel your reservation 7 days in advance, otherwise there will be no refund offered. Cancel up to 30 days before the start of your stay and get a full refund for any bookings longer than 28 nights. There is no refund offered for bookings canceled within 30 days of arrival day.
Where can I check-in?+
Our guest relations manager will contact you by email a few days prior to arrival in order to arrange your check-in.
What time am I able to check-in?+
You can check in any time from 4 pm to 9pm (on request from 9pm).
Is it possible to get an early check-in?+
Whenever possible, we do accommodate for an early check-in, free of charge. There are some factors that would not allow us to accommodate for this, such as same-day checkout and check-in. Ask your Personal Concierge for more details.
When should I check out?+
Check-out is at 11 am on your day of departure. If you need to stay any longer, you can request a late check-out at additional charge. However, this will depend on availability. In a worst-case scenario, we can safely keep your belongings at our office during the day.
What about a late check out?+
Whenever possible, we will allow for a late checkout, for a small additional fee. Different homes have different rules regarding a late checkout.
Do you offer discount for repeat customers?+
There is nothing we love more than to see a guest return. Of course we offer discounts for your loyalty, you just have to ask!
What is the minimum age to rent a property with Vacation in Tulum?+
Every property has a minimum age requirement found on the listing information. Our minimum age required is either 25 or 30 yrs depending on the property selected.
Do you offer private transfer from the airport?+
Airport transfer is not included in the rent but can be arranged by Vacation in Tulum team.
What is we want to buy a property?+

What is the weather like in Tulum?+
Tulum enjoys a tropical climate year-round, with distinct dry and wet seasons:

Dry Season (November to April)

  • Temperatures: Daytime highs around 27°C to 29°C (81°F to 84°F).
  • Rainfall: Low rainfall, particularly dry in November and March.
  • Sunshine: Plenty of sunshine, 8-10 hours per day.

Wet Season (May to October)

  • Rainfall: High rainfall, especially in September and October.
  • Sunshine: Still significant sunshine, around 7-8 hours per day.

How to move around Tulum?+
To move around Tulum, you can rent bicycles for about $8 to $10 per day, which is great for short distances and beach visits. Scooters and motorbikes are faster and cost around $25 to $30 per day, suitable for visiting cenotes and ruins. Taxis are convenient for quick transport, with short trips costing around $5 and longer trips up to $15. Colectivos (shared vans) are an affordable option, costing between $1 to $3 per ride, ideal for traveling to nearby towns. Rental cars offer the most flexibility for about $30 to $50 per day, perfect for day trips to remote areas. Walking is free and excellent for exploring the town center, while public buses cost around $2 to $5 and are best for longer trips to cities like Cancun or Playa del Carmen. For longer distances going to Bacalar or Chichen Itza, you also have ADO buses all day long.

How far is it from Cancun Airport and Tulum Airport?+
Cancun International Airport is approximately 120 kilometers (75 miles) from Tulum. The drive usually takes around 1.5 to 2 hours, depending on traffic conditions. Tulum Airport, also known as Tulum National Park Airport, is much closer, being just a few kilometers away from the main areas of Tulum. However, it is a smaller airport primarily for charter flights and private jets, not commercial flights.
Does Tulum have a tipping culture?+
Yes, Tulum has a tipping culture. In restaurants, it's customary to tip 10-20% of the bill. For hotels, tip $1-2 USD per bag for bellhops and $2-5 USD per day for housekeeping. In taxis, it's common to round up the fare or tip 10%. For tour guides, a tip of 10-20% of the tour cost is appreciated.

The majority of our properties are equipped with washing and drying machine.
Can I request an airport pick-up?+
Absolutely! Please send us your flight information and headcount in your party and we will arrange an airport transfer for you. The driver will meet you at the airport and drive you to your rental home for you to check in. We work with a private transfer company, please contact us at info@vacationintulum.com if you need us to provide you with a quotation.
Does Vacation in Tulum offer any additional services?+
Definitely! Our job is travel planners and we collaborate with the most experienced and professional service providers in the area. (private chefs, massage, horseback riding…) any activity is possible with us. We also have our own scooter and bicycles rentals to make your stay even better!

How does Vacation in Tulum work?+
The first step is to get in touch with our Business Development specialist. They will arrange a meeting in your property (we use to ask for photos of the property in advance), see if you home is good fit in our portfolio and go over your tailor made management proposal. If you choose to work with us, you will sign a management agreement with our lawyer and you will check the permits and licenses to start renting together. We will request access to the property to do an initial inspection, so our operations team (cleaning and maintenance) will check everything before start renting. We always aim to get your holiday rental ready as soon as possible. When your home is ready for guest, our team handles everything you need to start making money, like:
